Every crack tells you something about the foundation. Some come from normal concrete curing. Others mean the clay outside is pushing the wall inward — a different problem entirely that needs a different fix.

Types of foundation cracks and what they mean

Vertical cracks run top-to-bottom and are usually narrow. They typically form in the first few years after a pour and rarely threaten structure. But they create direct pathways for water infiltration when pressure builds.

Horizontal cracks at mid-height on poured walls or along mortar joints in block foundations mean lateral soil pressure has pushed past the wall's capacity. In Gatineau, clay soil expands significantly when saturated, pushing walls inward over time once cracking starts.

Diagonal cracks coming off window corners or pipe penetrations concentrate stress at the wall's weakest points. Stair-step cracks in concrete block follow mortar joints and reveal differential settlement.

Any crack that admits water, widens over time, or runs horizontally needs a proper look. Hairline cracks may not need immediate work — but monitoring them prevents surprises.

Matching the repair to the crack

The repair method has to match the crack type and the reason it's there. A dry, stable crack gets a different treatment than an active leak. A block wall gets a different approach than a poured concrete wall.

Block foundations are their own challenge. Mortar joints create a network of potential leak paths rather than one clean fracture. These often need the repair combined with exterior waterproofing to seal the full wall section.

When cracks are driven by ongoing structural movement, sealing the crack treats the symptom. In those cases, foundation repair has to stabilize the wall first — then we seal the cracks.

When a crack points to a bigger problem

Multiple horizontal cracks at different heights mean progressive wall failure under sustained lateral pressure from clay. A simple crack seal cannot stop that kind of movement. The wall needs structural reinforcement first.

Cracks that come back after a previous repair usually point to an unresolved drainage problem. A functioning french drain around the foundation reduces pressure and protects the repair from re-cracking within a season or two.

Floor cracks paired with heaving — sections of the slab rising unevenly — point to expansive soil pressure under the footing. That's common in areas with heavy clay deposits. It calls for a look at the footing condition and the underlying soil issue, not just another round of sealing.
